Fitler Square is a small, quiet residential pocket west of Rittenhouse Square, divided from it by 22nd Street, and bordered by Graduate Hospital to the south and University City across the Schuylkill. Locust Point anchors the neighborhood by volume, 49 closed sales since 2020, a large elevator building with real amenities right on the park at Fitler Square.

One Riverside, along the Schuylkill riverfront, is the exception to the neighborhood's otherwise modest price range, a genuine luxury tower whose median sold price leads the entire neighborhood by a wide margin despite trading less often than Locust Point, carrying a Boutique Luxury Exception for its Landmark status. The rest of the stock is a mix of mid-size elevator buildings and small rowhouse-style conversions along 24th Street and Spruce Street.
